We are currently looking into reviewing the statistics produced by our app.
It is possible to produce the values according to DIN277, but I agree how they are described in the Report today needs to be improved.
First, I need to understand which values you must include in your Reports.
What would be perfect, what would be acceptable, and what would not be enough?
E.g., DIN 277
- You only need BGF
- You need BGF, NRF, and KGF
- You really need every last value defined in DIN 277 like TGF (Trennwandgrundfläche) etc.
E.g., SIA 416
- You only need GF
- You need GF, NGF, and KF
- You really need every last value defined in SIA 416

Bernd Wolfram: The standards are unfortunately not yet harmonized, so we require both SIA 416 and DIN 277 values for the European appraisers. Without this statistical data, the reports and floor plans will not be accepted by the assessors.

NNF - secondary usable area
ANF - outdoor floor space
EBF - energy reference area
DIN 277; The following data is necessary only for the project:
BGF - gross floor area
KGF - construction floor area
AKF - external wall construction floor space
IKF - interior wall construction floor space
TGF - partition floor space
NRF - net tonnage
NUF - usage area
TF - technical area

Dear magicplan Team,
We would like to express our deep disappointment with the fact that magicplan has so far only considered the ANSI Z765-2021 as the basis for area calculations. While this standard is undoubtedly of great importance in the United States, it overlooks European standards such as area calculation according to DIN 277 or SIA 416. This presents a significant problem, especially for European appraisers and professionals who rely on precise and standardized area calculations.
The ANSI Z765-2021 is unquestionably a relevant guideline for area measurements in the United States. However, it is inadequate for the European market and its requirements. The omission of DIN 277 and SIA 416 in magicplan results in calculations generated by the application being of no value to European appraisers. This not only negatively affects the quality of our work but also leads to confusion and inefficiency in our projects.
We urge magicplan to incorporate European standards into your software. Standardization is long overdue to adequately address the needs and requirements of the European market. This would be a significant step in making magicplan an even more valuable and internationally accepted solution.
We hope that you take our request seriously and look forward to an improvement in this area in the near future.

It is not possible to evaluate the areas according to DIN 277 in the magicplan statistics and to indicate the values in the reports.

Clever Crocodile: If I am not mistaken, the second diagram is outdated. Here NGF (Nettogrundfläche) is defined as the sum of NF, TF, VF, while this should actually be NRF (Nettoraumfläche). And NGF is in fact the sum of NRF and TGF (Trennwandgrundfläche). Maybe we can use this diagram in further discussion? What do you think?

For now, I want to point out what you can achieve by processing the values included in the statistics report today:
- Ground surface with walls
- Ground surface without walls
- Ground surface with interior walls
You can use these values to calculate some of the metrics defined in DIN 277:
BGF = Ground surface with walls
KGF = Ground surface with walls – Ground surface without walls
AKF = Ground surface with walls - Ground surface with interior walls
IKF = Ground surface with interior walls - Ground surface without walls
!!! TGF = Currently not supported as there is no difference between interior and partition walls
NRF = Ground surface without walls
!!! NUF = Currently not supported because rooms aren’t categorized by usage type
!!! TF = Currently not supported because rooms aren’t categorized by usage type

IGF = Ground surface with interior walls
You could calculate NUF, TF, and VF by manually adding up the individual floor areas of the respective rooms (listed in the statistics report)
E.g. NUF = floor area of living room, bathroom, dining room, etc; VF = floor area of stairway, hallway, etc.
